Real Estate investment has become an extremely large part of the portfolio of many investors.  After the collapse of the stock market in 2001, and all of the scandals that went along with the collapse, most investors pulled their money from the stock market, and put it into real estate.

When prices got to high in California, real estate and mortgage brokers started searching across the country for places where California investors could put their money.  These brokers are part of the reason for the boom markets in Arizona, Las Vegas, Texas, Florida, Idaho and New Mexico.

Unfortunately, like any "feeding-frenzy", many of these investments were based on adjustable rate mortgages (sometimes, sub-prime loans) with as little down payment as possible.  These were fine, as long as property continued to appreciate.  Builders kept building and investors kept buying.  Some of those areas now have a glut of inventory, and prices have stabilized or fallen.

Don't fall for the get rich quick schemes.  The true value of real estate investments comes from the "Get Rich Slow" mentality.  Check out or investment seminar.
